March is the month when we first start to see the promises of spring. There’s the occasional not-too-cold day, we start to see shreds of daylight clinging to the horizon when we leave work and there’s patches of snowdrops here and there.

With the increased amount of daylight, there’s an increased amount of hope in house hunters and vendors, as early evening viewings aren’t shrouded in darkness and people just have more get up and go.

Of course, you can put your property on the market whenever you want, or whenever circumstances dictate, but March is one of the best months for selling – and for a few very good reasons.

People are shaking off their winter blues

Christmas is a very busy, expensive and exhausting time of year and the ironic thing is that it happens when the days are at their shortest and coldest and most of us don’t have the energy to think about anything beyond the next mince pie.

Then there’s January, which officially lasts forever and we’re still paying off our Christmas bills. Once March gets into gear, we can all see light (literally) at the end of the tunnel and so we dust off those househunting plans which we shelved for Yuletide.

The property market starts to ramp up

After the lull of December, the housing market begins to pick back up in January and really comes alive in March. Spring and its build up are the busiest time of year for property sales, and if you get your property listed early then you have a better chance of standing out in a crowded market.

The good news is that it’s not just you thinking about buying and selling – it’s everyone else, plus the backlog of people who had their hands full with Christmas. Hitting the property market in March puts you a few weeks ahead of the truly busy spring months so you’re more likely to stand out to the new year’s newly-stirring househunters.

Your property is more attractive

The dark and cold of midwinter makes the idea of heading out to a viewing very unappealing. Longer days and fresher weekends make it fun (well, as fun as it can be) and the properties themselves look lighter, brighter and more alive for that vital first impression that can make or break a sale.
